Statutory Plans

When reviewing planning applications, the Hillhurst-Sunnyside Planning Committee refer to the statutory plans that incorporate the community. The Municipal Development Plan is the over-arching statutory plan for the entire City of Calgary. This plan includes a vision of how Calgary should grow and develop over the next 60 years. Hillhurst-Sunnyside is fortunate to have a local area statutory plan, the Hillhurst-Sunnyside Area Redevelopment Plan. Below you will find more information on this plan. Hillhurst-Sunnyside Area Redevelopment Plan

We use the Hillhurst Sunnyside Area Redevelopment Plan (ARP), our current long range local area planning document, to guide our responses towards developments taking place in the communities. The ARP was created in consultation with the community and is a statutory document that was originally approved by Council in 1988! Revisions and amendments to the ARP take place regularly. In 2009, after three years of community engagement, Part II – Transit Oriented Development Area was approved and added to the plan. You can access a PDF version of the Area Redevelopment Plan below.

Riley Local Area Plan

Hillhurst-Sunnyside is currently involved in engagement on developing a new long range local area plan. The Riley Local Area Plan (LAP) is a multi-community plan that includes Hillhurst-Sunnyside, Hounsefield Heights-Briar Hill, and West Hillhurst. This plan will be used to identify and guide where and how future growth and (re)development should happen within the five communities. The aim of this plan is to integrate and enhance the existing fabric of the area and ensure the area is vibrant and thriving in the future.

Please note: The approval of any local area plan will not result in blanket rezoning within the plan area being rezoned. Developers are still required to submit a land use redesignation and/or development permit application before they can move forward with their project.

Your input and the input from your neighbours will help create a local area plan that will guide growth, change and redevelopment within the Riley Communities. Anyone interested in this project can get involved. The City of Calgary encourages interested stakeholders to participate and provide input. The engagement will be taking places at various phases throughout 2023 and 2024. We will update the community through social media posts when the engagement opportunities are open.  Throughout the project, The City will be offering many ways for you to become involved: 

  • Providing input online through the Riley LAP engage platform. We encourage everyone to subscribe to the project email list to stay informed and learn about engagement opportunities. You can sign up on the projects’ webpage.

  • Completing and submitting engagement cards that are mailed directly to you.

  • Joining virtual or in-person engagement sessions - schedules for these events will be posted on the Riley LAP engage platform.

  • Reaching out to the Community Planning Coordinator.
